Strategic Land & Planning
We are interested to acquire options to purchase land that may be zoned for development now or in the future. This can be of great assistance to owners whom cannot afford the exceptional expense involved in obtaining planning permission.
We have also partnered with landowners to promote their land through the planning process with considerable success. In Tenterden, Kent we obtained permission on Appeal for 100 units. In Dorset after a lengthy five-year process with the assistance of our professional advisors we obtained detailed consent for 100 units and outline planning consent for an additional 400 units. These are just two examples; we have others in the pipeline.
Should you own land or represent a landowner, we would be happy to meet and explain this process in greater detail.

Our Approach to Strategic Land Opportunities
1.
Initial Contact
We reach out to you via letter, phone call, or an in-person visit to introduce ourselves and discuss the potential of your land.
2.
Exploring Potential
You decide whether to explore the opportunity further, considering the value you would expect for your land.
3.
Consultation Meeting
A meeting is arranged to discuss your land in detail and conduct a site visit.
4.
Freehold or Option Agreement
We’ll discuss whether a freehold purchase or an option agreement is best suited to your needs. All details and differences will be clearly explained.
5.
Formal Offer
Following our meeting, we will provide you with a formal offer by post and, if preferred, via email.
6.
Agreement Reached
Once you accept our offer, we’ll prepare heads of terms outlining the details of the agreement and share the contact information for both parties’ solicitors.
7.
Exclusivity Period
An exclusivity agreement is signed, typically lasting three months, during which both parties’ solicitors work towards exchanging contracts.
8.
Setting the Timeline
A meeting is arranged with all parties, including solicitors, to establish a clear timeline for exchanging contracts and completing the transaction.
9.
Due Diligence
Our solicitors conduct thorough checks to confirm all necessary information, ensuring the transaction can proceed.
10.
Exchange of Contracts
Contracts are exchanged, and a 10% non-refundable deposit is paid to you. This confirms the transaction and allows us to move towards completion.
11.
Completion
Typically occurring 30 working days after the exchange (for traditional purchases), the final payment is transferred to your account, concluding the process.
Partnering with Housing Associations
We are happy to partner with Housing Associations by sourcing sites and building to their design and specification. This ensures a certain date for delivery, helps young people on to the housing ladder and contributes to the relief of the housing crisis.
Properties for Conversion
We are also are one of a few Development Companies who will consider purchasing small and large scale conversion projects. This includes well located historic buildings, old farmyards and industrial buildings.
